Renting a property can be harder than selling one. As a landlord you need to maintain the property’s appeal, continually attract new tenants, unless a long-term agreement can be arranged and ensure you are meeting the necessary compliance.

With our personal and dedicated service, we would carry out all viewings on your behalf, positioning the benefits of the property and providing any feedback that may help achieve a successful outcome. We provide eye catching Letting Boards that make you stand out from the crowd, photographs that make your property shine and professional property listings on sites including Rightmove, Zoopla, Primelocation and Findaproperty, as well as local press advertising.

We work to protect your investment and ensure you are compliant with changing legislation. We carry out periodic inspections and enable online repair reporting to ensure that the property is maintained correctly so small problems are not left undetected to lead to bigger problems later.

We will also vet applicants and run credit checks before proposing an agreement and manage all viewings, so that you can be confident that your property and your investment are in safe hands.

If you find the administration of renting a hassle, you may benefit from our management service. Servicing and repairs, inventories, regular inspections, check in, check out, tenant deposit schemes, safety checks, EPC’s and rental income protection insurance are all taken care of.

Tenants

As well as paying the rent, you may also be required to make the following permitted payments.

Permitted payments:
Before the tenancy starts payable to Rutley Clark ‘the Agent’)
Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent

During the tenancy (payable to the Agent)
For English properties:
Payment of up to £50 if you want to change the tenancy agreement

Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate in interest on the late payment of rent from the date the payment is missed

Payment of up to £50 for the reasonably incurred costs for the loss of keys/security devices

Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

For Welsh properties:

Payment for the late payment of rent 3% above the Bank of England base rate in interest on the late payment of rent from the date the payment is missed

Payment for a breach of the tenancy agreement up to the prescribed limit

During the tenancy (payable to the provider) if permitted and applicable

A Few Questions….

The Tenancy Deposit Scheme requires you to protect a tenant’s deposit or you risk being ordered to repay three times the amount to the tenant. You need to register the deposit with an approved scheme or we can register it for you with the Deposit Protection Scheme. You must protect the deposit within 20 days of receiving it and provide the details of how the deposit is protected to the tenant within 14 days.

You should have documented evidence of the condition of the property, including fixtures and fittings. This can be done in an Inventory with embedded photographs as evidence of the condition and helps to ensure that the property is handed back in the same condition or that any claims against the deposit are successful

All landlords are required to have a current EPC before advertising their property for rent. It details the Energy efficiency of the property and lasts 10 years.

ou must have a smoke alarm installed on each level of the property as well as a carbon monoxide monitor in every room where there is a solid fuel burning combustion appliance. A gas safety certificate is also required every 12 months, to show that all gas appliances, pipes and flues are in safe working order. This must be carried out by a to Gas Safe Register engineer. We can suggest one if it helps. From the 1st July 2020 all new tenancies must also have a current satisfactory electrical inspection report which are valid for 5 years.

Just like an employer a Landlord has a duty of care to the tenants. A Risk Assessment must be maintained and this should include assessment and controls for Legionella, Fire and Safety checks for furniture and PAT testing of electrical devices.
